The Chenkai · Hui Community is located in Caojiagang Street, Xuhui District, Shanghai. The site is close to the Shanghai South Railway Station of the metro, surrounded by three metro lines, enjoying convenient transportation. With a total building area of 65,000 square meters, it includes about 5,000 square meters of supporting living facilities. As the first rental housing project in Xuhui District, the key and difficulty in the project design lie in how to create living spaces that meet the living and social needs of young people in the new era under relevant regulations and requirements, and how to maximize the living quality of rental housing while meeting the profit requirements of the property owner.
The project site is rather cramped. In order to arrange as many living units as possible within the limited project plot, a courtyard-style spatial layout is adopted in the design. Four residential towers are connected in series through the second-floor platform of the supporting commercial facilities and the circular walkway. To ensure the realization of the project design effect, by means of the design mode in cooperation with the Zhongfang Collaborative Platform, the series-connected design process is changed into a parallel one with multiple items. The main information of special items such as the detailed design of construction drawings, curtain walls, structures, landscapes, plumbing, heating, electricity, and precast concrete (PC) is integrated. The design process is optimized, and efficient coordination is carried out in multiple dimensions to ensure the implementability of the construction drawings, avoid repeated modifications, and guarantee the overall quality of the project.
