Shanghai Dutch New Town
Shanghai Dutch New Town: One of Shanghai's "One City and Nine Towns"
Project Address: Gaoqiao Town, Pudong New Area, Shanghai
Developer: Shanghai New Gaoqiao Development Co., Ltd.
Building Area: 406,800 square meters
The planned land area of the Dutch New Town is 49.92 hectares, and the total building area is approximately 400,000 square meters. Among them, the "City of Memories" on the northwest side is positioned as a tourism and commercial area with Dutch style. The utilization and protection of individual old houses in its northern section have been implemented in advance. Zhongfang Architecture mainly undertakes the design concept of combining the introduction of Dutch style with local culture.
Firstly, the planning analyzes the residential buildings in various historical periods of the Netherlands, attempting to obtain an appropriate positioning by exploring the historical inheritance relationship of the forms of Dutch residential buildings. Through analysis, Dutch residential buildings can generally be summarized into three basic forms: that is, residential buildings enclosed by relatively large-scale block courtyards, multi-story strip-shaped residential buildings along the street, and low-rise small residential buildings arranged along the canal, etc.
How to coordinate the fact that the architectural forms of the completed tourism and commercial area are mostly in the form of enclosed courtyards and make them unified with the overall image of the residential area is the focus of the planning and design. The design divides the site into three parts: the core area, the peripheral area, and the inner-ring residential area. The circular area in the middle of the original plan is located in the core position, surrounded by dense waterways, which is more suitable for arranging low-rise small-scale residential forms beside the Dutch canals. Therefore, it mainly consists of low-rise residential buildings such as detached houses, townhouses, and semi-detached houses. The peripheral area on the northeast side is adjacent to urban arterial roads with wider widths and higher vehicle speeds, so large-scale courtyard-enclosed residential buildings are arranged there to form the overall image of the Dutch New Town on the main urban interface and coordinate with the established form of the tourism and commercial area. The southern section of the tourism and commercial area maintains consistency in layout with the built northern section. For the remaining inner-ring residential area, strip-shaped residential buildings are used to complete the transition from the large scale of the periphery to the small scale of the core area.
