In order to guide and divert the overly dense urban population in the central urban area, drive and develop industries and employment in the suburbs, and change the disorderly and stereotyped suburban town planning and spatial structure, Shanghai will focus on developing the unique features of "One City and Nine Towns". Among them, Pujiang Town is positioned as a town with Italian style. Through the development of "One City and Nine Towns" and by drawing on foreign construction experience, first-class modern towns that match international metropolises have been initially built.
Mixed Community: The designer, Leon Krier, put forward that the diversified mixed community is the principle and ideal of New Urbanism. He advocates that there should not be clear boundaries at different stages and that different communities, populations, and functions should be integrated with each other. Urban resources should not be monopolized by a few people, and various public service facilities should not only serve the local area but also provide services for other communities.
In the planning of Pujiang Town, the most remarkable feature is the 300m × 300m motor vehicle road network. 300 meters is a suitable walking range for residents and is the service radius of all community-level public service facilities. Once cars enter the 300m × 300m area, they will drive into the underground garage, completely resolving the intersection between vehicle traffic and pedestrian traffic within the area.
This plot is exactly one of the plots within the 300m × 300m land area. On this land, two central gardens running north-south and east-west divide the plot into four blocks with the same land area. These four small blocks are further divided into 16 groups by pedestrian streets enclosed by two buildings each. In each small block, the intersections of the pedestrian streets are widened to form four small squares with different forms and scales.
In terms of the building types on this plot, except for the small high-rise residential buildings arranged in the central north-south and east-west green parks, the heights of other residential buildings are all four stories. The outdoor areas of the groups enclosed by two residential buildings are raised by 1 meter to form semi-private neighborhood communication spaces. The private courtyards inside the residences are also raised by 1 meter accordingly. The height of the walls of the internal courtyards is 1.2 meters, with a height difference of 2.2 meters from the external urban streets. This not only ensures the safety and privacy of residents but also facilitates their communication and interaction with the outside world.
